Property Developement

Through partnering with local experts in the industry, we offer professionalism at every level when it comes to the sourcing, planning and delivery of residential, commercial and mixed use schemes.

 

Our sharp focus on property development in West Dorset, Weymouth and Portland keeps our small team well-versed of any changes to the community and the environment in which we operate. This ensures we are quick to act when required and enables us to deliver the highest levels of service to customers and shareholders alike.

 

Each project is delivered via an independent ‘special purpose vehicle’ and will have specific external shareholders and we will typically have an equity stake.

 

Regardless of Redtale’s equity stake in every specialist company , we act as development manager through the entire life cycle of the project, thus ensuring our vision and ethos is maintained across all group projects.

Redtale were the originators to this investment.  In 2012 RTI Estates was incorporated to purchase this 32,000 sq/ft commercial building and grounds in the centre of Dorchester.  The property is currently occupied by NHS entities with Redtale taking a hands on approach in actively managing this building and associated land.  Plans are ongoing to improve Vespasian House and attain land and buildings in the wider historic barrack quarter.

 

 

 

Redtale worked for a number of years on unlocking this complex development, overcoming numerous constraints, and finally achieved planning for 46 exclusive homes in 2015.  Lorton Park is being delivered in a joint venture company, Koori Limited, with respected local building company AKI Limited.  Works finally commenced on site in late 2016 and are due for completion in 2020.  Both customer and funders feedback has been very positive in our strategy to deliver a bespoke development that discerning buyers are looking for and which PLC house builders do not provide.

RTI Estates, in its wider vision for the barrack quarter, purchased the QMS from the local authority in 2017.  The QMS is a historical block of military barracks that sit in close proximity to two grade 2 listed buildings.  Given this setting, and the former military use, unlocking these buildings potential has been a tricky process.  Planning consent was granted to convert these buildings into 4 historic town houses in late 2017; contractors commenced work in April 2018.
